Two zips, three weeks running: Manvel and Rosharon still carry this territory's market

Manvel posted 88 new listings and 176 price cuts this week, while Rosharon added 9 closings, more than any other zip in the territory.

Verdict: This remains a buyer's market territory-wide, and it's tilting further toward buyers by the week. Across the territory, active inventory sits at 2,079 homes, price cuts hit 458, and closings came in at 30, all signs pointing the same direction.

For a third straight week, two zip codes are carrying the entire territory's activity. Manvel (77578) and Rosharon (77583) have led new listings and price cuts in every report since the week of August 17, and this week Rosharon added something new to that pattern: it posted more closings than any other zip in the territory.

Manvel alone posted 88 new listings this week and 176 price cuts. To put that in context, the territory as a whole saw 261 new listings and 458 price cuts, so Manvel accounts for a meaningful share of both totals by itself. Manvel's median list price sits at $510,450, well above the territory median of $368,990.

Rosharon added 74 new listings and 106 price cuts this week. What's new this time is closings: Rosharon posted 9 closings, more than any other single zip in the territory, where the next-highest zips recorded 4 apiece. Rosharon's median list price is $333,985.

Zoom out to the territory level and the four-week trend backs up what these two zips are showing. New listings came in at 261, down 6% from the four-week average of 278.50. Price cuts came in at 458, up 100% from the four-week average of 229.50. Active inventory came in at 2,079, down 35% from the four-week average of 3,213. The median list price came in at $368,990, down 2% from the four-week average of $377,934. Days on market came in at 52, up 7% from the four-week average of 48.50.

One property worth noting: 2330 Blue Water Hwy in Rosenberg (77541) took the window's largest price cut, $105,000 off, bringing it to $1,095,000 after 446 days on the market. It's a single listing, not a market trend, but it's a useful marker of how far some sellers are willing to move on price after a long sit.

If you're buying: this is a territory where price cuts are climbing sharply, up 100% from the four-week average, and inventory is thinner than it was a month ago, down 35% from the four-week average. That combination means less competition for what's out there, but also fewer total options to choose from than earlier this summer. Manvel and Rosharon in particular are worth watching closely if you want the most price flexibility.

If you're selling: days on market rose to 52, up 7% from the four-week average, and cut activity is elevated territory-wide. That doesn't mean every home needs a price adjustment, but it does mean pricing accuracy at listing matters more right now than it did a month ago. Homes sitting past the norm in this territory are the ones most likely to see a cut later.

A caution on the closings data: only 4 of the 30 closings this window carried a reported sale price, so treat any price-related closing conclusions as a thin read rather than a firm trend. And a separate zip, 77583, shows zero active listings in this pull despite leading the territory in closings, which is very likely a gap in data collection rather than a true absence of inventory. We're not treating that as a market fact and we're flagging it here so it doesn't get repeated as one.

What would change this read: if next week's report shows a third zip cracking the top of the new-listings or price-cut leaderboard, the two-zip concentration story ends and a broader story begins. Also watching whether Rosharon's closing lead holds for a second week or was a one-time blip.

Bottom line: 30 closings and 458 cuts across a wide territory is real signal, but it's not a huge sample. Treat this as a directional read on where things stand right now, not a forecast of where they're headed.
