Sales rose in Conroe and Montgomery even with rates above 7%
Here is the number that matters most right now. The Real Estate Data Aggregator counted 2,027 homes sold across the Conroe and Montgomery area in the three months ending July 31, 2026. That is up 21.3% from the same three months in 2025. Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. Buyers showed up anyway. That tells you demand here is real, and that pricing and timing still do the heavy lifting.
The area-wide picture
Sales climbed while the number of homes for sale slipped a little. The Real Estate Data Aggregator shows 3,017 homes available across the area, down 3.8% year over year. New listings also dipped 2%. Fewer homes coming to market while sales rise is worth paying attention to if you are a seller deciding when to list.
Rates above 7% and buyers are still moving
Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. Nationally, Realtor.com also found that 20.8% of listings took a price cut in September, the highest share since October 2022. That is a real headline. But the Real Estate Data Aggregator shows this market moving in a different direction. Sales were up sharply. Pending sales across the area rose 4.9% year over year to 2,025 homes. People here are still making deals.
How each ZIP code read in the three months ending July 31, 2026
The area-wide number is encouraging. But each ZIP code tells its own story, and some of them are very different from each other.
Where things moved fastest
The Real Estate Data Aggregator shows 77385 had a median of just 36 days on market, unchanged from a year before. Nearly 3 in 10 homes there, 28.8%, went under contract within two weeks of listing. The median sale price rose 7.8% year over year to $375,000. That is one of the stronger combinations in the area.
ZIP 77306 moved fast too, with a median of 38 days on market, 27 days shorter than the same period in 2025. Sales there jumped 58.3% year over year. The median sale price, though, fell 16.9% to $194,495. More homes sold, but at lower prices. That is a different kind of story.
Where sellers waited longest
ZIP 77301 had the longest wait. The Real Estate Data Aggregator shows a median of 102 days on market there, 50 days longer than the same period in 2025. Homes sold at 97.9% of list price on average, which is solid. But 102 days is a long time to carry a home. Sellers in 77301 who price carefully from the start are in a better spot than those who test the market and adjust later.
ZIP 77302 was not far behind at 92 days, 8 days longer than last year. The median sale price there dipped 4% to $345,645. Sales volume rose 27.8%, so buyers are active. They are just taking more time to decide.
The ZIP that grew the most
ZIP 77316 had the biggest jump in sales volume. The Real Estate Data Aggregator counted 554 homes sold there, up 62.9% from a year before. The median sale price rose 11.1% to $410,371. Supply grew too, with 857 homes for sale, up 18%. More inventory and more sales at the same time points to a market absorbing new product, likely from new construction activity in that area.
What the sale-to-list ratio tells you
Most ZIPs are closing between 95% and 98% of list price. That is a healthy range. It means sellers are getting close to what they ask, but buyers are negotiating a little room. ZIP 77306 is the outlier at 91.5% of list price, down 3.3 points from last year. If you are pricing there, that gap matters.

The national picture gives context
Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. The Conroe and Montgomery area has ZIPs beating that number and ZIPs trailing it. ZIP 77316 at plus 11.1% and 77385 at plus 7.8% are well ahead of the national pace. ZIPs 77306 at minus 16.9% and 77303 at minus 7.2% are moving the other way. That range is why the ZIP code you are in matters more than any headline.
