More homes are for sale in Lufkin, and buyers are taking more time

Here is the one thing every Lufkin homeowner should know right now. The Real Estate Data Aggregator counted 192 homes for sale across Lufkin in the three months ending July 31, 2026. That is up 22.3% from the same months a year before. More supply means buyers have options, and that changes how you need to price and present your home.

At the same time, Realtor.com reported that active listings nationwide grew 5.5% year over year, topping 1.16 million homes for sale. Lufkin's 22.3% jump is well ahead of that national pace. This is not just a national story. It is happening right here.

Fewer homes sold, even as more came to market

The Real Estate Data Aggregator counted 39 homes sold across Lufkin in the three months ending July 31, 2026. That is down 37.1% from the same period a year before. More homes listed, fewer homes sold. That gap is the whole story for sellers right now.

Realtor.com also reported that price cuts hit 20.8% of listings nationwide in September, the highest share since October 2022. That is the national picture. In Lufkin, the numbers below show the same pressure playing out ZIP code by ZIP code.

How the two ZIP codes compare

Lufkin's two main ZIP codes, 75901 and 75904, are telling slightly different stories. Both have more homes for sale and fewer closings. But the price trend and the speed of sales split in opposite directions.

In 75901, the Real Estate Data Aggregator shows the median sale price slipped to $255,000, down 2.7% from a year before. Homes there sold in a median of 38 days. In 75904, the median sale price held at $295,000, up 2.1%. But buyers there took a median of 62 days to close, and not one home sold above list price.

What the sale-to-list numbers say

Sellers are getting close to their asking price, but the cushion is thinner. The Real Estate Data Aggregator put the average sale-to-list ratio at 95.7% in 75901, down 2 points from a year ago. In 75904 it was 97.7%, down 0.6 points. Neither number is alarming, but both are moving in the same direction.

New listings surged, and pending sales followed

Here is a fact that gives sellers some reason to feel steady. The Real Estate Data Aggregator counted 157 new listings across Lufkin in the three months ending July 31, 2026, up 72.5% from a year before. Pending sales came in at 140, up 125.8%. Buyers are still out there. They are just taking more time and being more selective.

That gap between pending sales and closed sales is worth watching. It suggests some contracts are taking longer to close, or falling through. A well-priced, well-prepared home still goes under contract. It just needs to earn it.

Rates are adding pressure from the outside

Buyers in Lufkin are also dealing with higher borrowing costs. CNBC reported the average contract rate for a 30-year fixed mortgage with a conforming loan balance at 7.30% as of September 30, 2026. Realtor.com noted rates surged above 7% for the first time since January 2025. Higher rates shrink what buyers can afford, which is part of why more homes are sitting longer.

What this means if you are selling

With 15.5 months of supply in 75901 and 14.8 months in 75904, this is a buyer's market by any measure. That does not mean your home will not sell. It means the homes that sell are priced right from day one and show well. The ones priced too high are sitting.

The Real Estate Data Aggregator found that only 18.2% of homes in 75901 went under contract within two weeks of listing. In 75904, it was 24.7%. Those quick sales happen. They just go to the homes that give buyers a clear reason to move fast.

What this means if you are buying

You have more homes to look at than buyers did a year ago. You have more time to think. And in 75904, zero homes sold above list price in this period, according to the Real Estate Data Aggregator. That is a change from a year before, when that share was 8.1 points higher. There is room to negotiate, especially on homes that have been sitting.
