Midtown and Near West End are seeing stronger demand this year

Mortgage rates are not low. Freddie Mac put the 30-year fixed rate at 7.28% as of October 1, 2026. That is the highest it has been since January 2025, according to Realtor.com. And yet, buyers in Midtown and Near West End kept showing up. That is the story worth paying attention to right now.

Sales and pending contracts both climbed

The Real Estate Data Aggregator counted 91 homes sold in ZIP 77551, which covers Midtown and Near West End, in the three months ending July 31, 2026. That is up 30% from the same three months in 2025. Pending sales came in at 94, up 27% year over year. Both numbers point the same direction: more buyers are moving.

The median sale price in ZIP 77551 reached $294,800, according to the Real Estate Data Aggregator. That is up 12.3% from the same period a year ago. Nationally, the Federal Housing Finance Agency reported U.S. home prices rose just 2.6% year over year through July 2026. Midtown and Near West End outpaced that by a wide margin.

Homes are selling faster and inventory is tighter

The Real Estate Data Aggregator showed the median days on market in ZIP 77551 at 76 days, four days shorter than a year ago. Homes for sale dropped to 243, down 9% from 2025. Months of supply fell to 8.2, down 3.5 months from a year before. Less inventory and more buyers is a straightforward combination.

Sellers are getting close to their asking price

The Real Estate Data Aggregator put the average sale price as a share of list price at 94.6% in ZIP 77551. That is up 0.9 points from a year ago. Nearly 7 in 100 homes sold above list price, up 2.3 points from 2025. Homes priced well and ready to show are the ones getting those results.

How Midtown and Near West End compare with the rest of the Island

The Island overall is also moving in a better direction. The Real Estate Data Aggregator counted 364 homes sold across Galveston Island in the three months ending July 31, 2026, up 13.4% from a year ago. Pending sales across all three ZIP codes reached 408, up 18.3%. But ZIP 77551 led the way on sales growth. Not every part of the Island is reading the same.

The West End, covered by ZIP 77554, tells a different story. The Real Estate Data Aggregator showed the median sale price there at $555,000, down 14.5% from a year ago. Days on market ran longer at 87 days, and months of supply sat at 10.6. The West End is its own market, shaped by second-home buyers, short-term rental considerations, windstorm insurance, and whether a home is beachfront, canal, bay or interior. Those are not the same product, and they do not price the same.

ZIP 77550, which covers the East End and parts of Midtown, saw sales up 5.6% and pending sales up 25.2%. The median price dipped slightly, down 1.8% to $333,750. Days on market were 17 days longer than a year ago. That ZIP includes the East End Historic District, where exterior changes require Landmark Commission approval. Worth knowing if you are buying or selling there.

What this means if you own in Midtown or Near West End

Fewer homes are for sale. More buyers are writing contracts. Prices are up. That does not mean every home sells quickly. The Real Estate Data Aggregator showed that only about 12 in 100 homes went under contract within two weeks of listing. Most took longer. Pricing it right from the start is what separates a 76-day sale from a much longer one.

For buyers, 8.2 months of supply still gives you options. But the trend line is moving toward less choice, not more. Good homes in this part of the Island are not sitting as long as they were a year ago.
