Kingwood's tighter side is moving fast, even with fewer sales
These numbers cover the three months ending July 31, 2026. A lot changed across this market in that window, and it did not all move in the same direction.
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That kind of rate slows a lot of buyers down. But one part of this market barely flinched.
The ZIP that stood out: 77345
ZIP 77345, the eastern Kingwood side, posted a median of 19 days on market, according to the Real Estate Data Aggregator. That was 18 days shorter than the same three months in 2025. In a higher-rate market, that kind of speed is worth paying attention to.
The Real Estate Data Aggregator also counted 44.2% of homes in 77345 going under contract within two weeks of listing. That share rose 14.2 points from a year before. Nearly half of all listings found a buyer before most people even scheduled a showing.
The median sale price in 77345 came in at $435,000, up 1.8% from a year earlier, per the Real Estate Data Aggregator. Fewer homes sold: 111, down 19.6% from last year. But the homes that did sell moved quickly and sellers got 98.4% of list price on average.
How the other ZIPs compare
Not every part of this market moved the same way. The Real Estate Data Aggregator counted results across four ZIP codes, and the differences are real.

What is happening in each ZIP
ZIP 77339 (Kingwood area) had a median of 30 days on market, per the Real Estate Data Aggregator. That was 4 days longer than last year, but 32.9% of homes still went under contract within two weeks. The median sale price held flat at $305,000. Inventory dropped 13.6% from a year before, which kept conditions fairly tight.
ZIP 77346 (Atascocita) was the busiest ZIP by volume. The Real Estate Data Aggregator counted 307 homes sold, up 0.7% from a year ago. The median price slipped to $314,950, down 3.1%. But sellers still got 98.7% of list price on average, and that share actually rose 0.5 points from last year. Pending sales were up 2.1%, a sign of continued buyer interest.
ZIP 77338 (Humble) was the softest of the four. The Real Estate Data Aggregator recorded a median of 60 days on market, 25 days longer than a year ago. The median sale price was $250,000, up 4.6%, but only 9.8% of homes sold above list price, down 8.7 points from last year. Sellers got 96.6% of list price on average. Supply sat at 5 months, the highest of any ZIP here.
What the national picture adds
Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. That is the backdrop these local numbers sit against. Even so, parts of this market held firm.
The Federal Housing Finance Agency put U.S. home prices up 2.6% from July 2025 to July 2026. Local results here were mixed: 77345 and 77338 both posted price gains, while 77346 dipped 3.1% and 77339 held flat.
What this means if you own a home here
The ZIP you are in matters a lot right now. A home in 77345 is entering a different market than one in 77338. Days on market, price trends, and how quickly buyers move all look different depending on your street.
Pricing still matters everywhere. In 77338, sellers averaged 96.6% of list price. In 77346 and 77345, they got closer to 98 to 99 cents on the dollar. That gap comes from preparation, pricing, and timing.
