These numbers cover the three months ending July 31, 2026, for the Hitchcock and Bayou Vista area, ZIP codes 77510 and 77563. The two ZIP codes are neighbors, but they read differently right now.
77510: More sales, much faster
The Real Estate Data Aggregator counted 84 homes sold in ZIP 77510 in the three months ending July 31, 2026. That is up 52.7% from the same three months in 2025. Homes are also selling faster. The median days on market dropped to 57 days, which is 41 days shorter than a year before.
At 2.9 months of supply, ZIP 77510 is in seller-leaning territory. Buyers do not have a lot of choices. That helps explain why 23% of homes went under contract within two weeks of listing, according to the Real Estate Data Aggregator. That share is down just 1.3 points from last year, so quick-contract activity held nearly steady.
The median sale price in 77510 came in at $332,335, down a small 0.8% from a year before. Prices dipped a little, but homes sold faster and in higher volume. That is a market where buyers are active and sellers who price right are getting results.
77563: Prices up, but fewer transactions
ZIP 77563, which covers Bayou Vista and the Hitchcock area east of the highway, tells a quieter story. The Real Estate Data Aggregator counted 35 homes sold in the three months ending July 31, 2026. That is down 45.3% from the same period in 2025.
The median sale price in 77563 rose to $353,000, up 22.8% from a year before according to the Real Estate Data Aggregator. That is a meaningful price gain. But with 7.9 months of supply and far fewer closed sales, buyers in this ZIP have more room to negotiate. Sellers still need to price carefully.
Homes in 77563 did sell faster than a year ago. The median days on market fell 24 days. That is a real improvement, even if the overall pace is slower than in 77510.

New listings are down across both ZIP codes
The Real Estate Data Aggregator counted 155 new listings across both ZIP codes combined in the three months ending July 31, 2026. That is down 31.7% from the same three months in 2025. Fewer homes are coming to market.
In 77510 alone, new listings fell 2.9%. In 77563, they fell 55.6%. That drop in 77563 is steep. It means buyers there have fewer options, which may be part of why prices rose even as sales volume fell.
What the national picture adds
Realtor.com reported on September 30, 2026 that 20.8% of listings nationally had price cuts in September. That is the highest share since October 2022. Nationally, active listings grew to 1.16 million homes for sale year over year. More supply and more price cuts elsewhere put pressure on sellers to be realistic.
