Dickinson gained ground while the broader market stayed modest

Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. That is a real headwind. But the Real Estate Data Aggregator tells a more encouraging story for Dickinson, where buyers kept moving.

Dickinson: prices up, sales up, pending sales climbing

In ZIP 77539, the Real Estate Data Aggregator counted 160 homes sold in the three months ending July 31, 2026. That is up 13.5% from the same three months in 2025. Prices moved with it.

That median is up 3.8% from a year before, according to the Real Estate Data Aggregator. While the national picture was modest, Dickinson moved in its own direction.

Pending sales up 15% is worth pausing on. Pending sales show what buyers are doing right now, not three months ago. That number points to continued demand heading into fall.

Homes also went under contract faster. The Real Estate Data Aggregator found that 28.3% of Dickinson listings went under contract within two weeks of hitting the market. That share is up 1.4 points from a year ago. Sellers who priced carefully did not wait long.

Sellers got back nearly the full asking price on average. That 97.9% sale-to-list ratio is up 1.1 points from last year, per the Real Estate Data Aggregator. It is not a bidding-war market, but it is not a deep-discount market either.

League City (77573): solid, with some softening

League City's 77573 ZIP told a different story. The Real Estate Data Aggregator counted 417 homes sold in the three months ending July 31, 2026, down 6.9% from a year ago. The median sale price came in at $399,800, down 5.9% year over year.

That dip in price and sales is real. It is worth knowing. But a few other numbers add some balance.

Homes sold in 12 fewer days than a year ago. Supply stayed tight at 3 months. And the Real Estate Data Aggregator found that 34.8% of listings went under contract within two weeks, up 8 points from last year. That is a big jump. It tells you that well-priced homes in League City are still moving quickly.

New listings in 77573 rose 9.4% year over year, per the Real Estate Data Aggregator. More homes came to market, and buyers had more to choose from. That is part of why prices softened a little. Sellers who priced to the current market, not last year's, fared better.

Dickinson is gaining momentum. League City is moving faster but saw some price softening. Neither ZIP is struggling. They are just at different points right now.

The rate backdrop

Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. That raises monthly payments and makes some buyers pause. It is a real factor.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Nationally, prices are still moving up, just slowly. The local numbers here show a similar mix: some ZIPs gaining, some giving a little back.
