Angleton and Danbury sales picked up even with higher mortgage rates
Rates are up. That is the honest truth. CNBC reported the average 30-year fixed mortgage rate climbed to 7.49% as of October 8, 2026. Nationally, mortgage applications to buy a home were 15% lower than the same week a year ago, also according to CNBC. That sounds like a market that should be slowing down.
But the Real Estate Data Aggregator counted 184 homes sold and 223 pending sales across Angleton and Danbury in the three months ending August 31, 2026. People are still moving here. Pricing and preparation still matter.
What sold, and how fast
The Real Estate Data Aggregator counted 223 pending sales against 184 closed sales. That gap tells you demand is still running ahead of what has closed. More contracts are in the pipeline.
Angleton (77515) up close
Angleton carries most of the volume. The Real Estate Data Aggregator counted 176 homes sold in ZIP 77515 in the three months ending August 31, 2026. That is up 32.3% from the same three months in 2025. Sales jumped even as rates climbed.
The median sale price in 77515 came in at $262,000, down 7.7% from a year ago, according to the Real Estate Data Aggregator. Prices dipped a little. That is worth saying plainly. But homes are selling faster. The median days on market fell to 70 days, which is 6 days shorter than the same period last year.
The Real Estate Data Aggregator also showed that pending sales in 77515 jumped 59% compared with the same three months in 2025. That is a big move. It means buyers committed to Angleton in large numbers this summer, even with rates where they are.
The sale-to-list price ratio in 77515 averaged 96.7%, up 1.5 points from a year ago. Sellers are getting closer to their asking price, not further away. About 13.1% of homes sold above list price, up 1.8 points from last year. Not every home drew a bidding contest, but more did than before.
How quickly are well-priced homes moving?

Danbury (77534) is a smaller story
Danbury is a much quieter market. The Real Estate Data Aggregator counted just 8 homes sold in ZIP 77534 in the three months ending August 31, 2026, with 12 homes for sale and 10 pending. Small sample sizes mean one or two sales can move the numbers a lot, so take each figure as a signal, not a rule.

What the national picture adds
Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. The Federal Housing Finance Agency put U.S. home prices up 2.6% year over year through July 2026. So nationally, prices are still rising, but more sellers are having to adjust. That pattern fits what we see locally: prices in Angleton dipped, but sales volume grew. Buyers are active when the price is right.
